Holiday Cottage Watchet Booking Info

Booking Contract 

We will send you out a contract via email at the time of taking your booking. The booking will be confirmed when we receive your completed booking form, together with your initial deposit payment.

Payment of the balance is due six weeks before your holiday commences. If we do not receive the payment, the booking may be cancelled and the deposit forfeited.

Security Deposit

We do ask for a small security deposit of £100 on most bookings.

This is held against the possibility of damage to the property, or the need for excessive cleaning at the end of your stay. It must be prepaid with the balance of your holiday. However it will be returned at the end of your stay once our cleaner has checked the property. Please let us know if any breakages or damage occurs during your stay as soon as possible. Items of broken crockery, etc. should not be replaced.  If the cottage is not left in a clean and tidy condition with no breakages then a reasonable deduction will be made to meet these costs.

Heating and Electricity

The cost of all gas & electricity is included in your booking fee. Obviously we would still be grateful if you would been mindful of not wasting energy.

Bed Linen & Towels and Cleaning.

Included in the price are pillows, duvets, throws, sheets, pillowcases, and towels for each person named on our Booking Form. Please note we don’t provide the larger bath sheets but standard sized bath and hand towels.

The cottage will be cleaned before each stay but we do not offer a mid term clean during 2 week stays.

Check In and Check Out

The cottage is available for occupation anytime from 4pm (occasionally earlier, so do ask ) on the first day of the holiday and must be vacated by 10am on the last day. A key will be available at the property for you to collect on arrival.

Cots and High Chairs

A travel cot with a mattress and high chair are available in the cottage at no extra charge. The cot is suitable for children up to 24 months. Please note we do not provide bedding for the cot.

Pets

Well behaved dogs are very welcome at the cottage. However they are not permitted in the bedrooms. They also not go on the furniture unless you use the provided dog blankets. Please do not leave pets alone in the property at any time and bring your own pet bedding.

Telephone

There is a telephone for emergency use only. Mobile phone reception is generally useable in the Watchet area, but varies from provider to provider. Some parts of the surrounding countryside are without reception.

Internet Access

There is free broadband wifi provided in the cottage. This is a good fast connection but we can not be held responsible for any provider outages during your stay.

Disabilities and Access

The cottage has not been specifically adapted for use by disabled persons. It has a few steps down into the property and no ramp and has one short flight of fairly steep stairs to the first floor. If you are in any doubt or if you have any specific requirements please contact us. The nature of older cottages with their character features mean some low door heights, a few low beams and slightly steeper stairs. Please be aware of this when booking the property.

Holiday and Cancellation Insurance

You may wish to take out your own cancellation insurance as this is not provided with your booking. We do not arrange holiday cancellation insurance so please take out your own. Guest may find they already have cancellation insurance policies in force, possibly as an additional benefit of a property insurance or another existing policy. Clients who do not have any other holiday cancellation cover are strongly advised to insure their holiday at the time of booking.

In the event of a cancellation, we will endeavour to relet the cottage on the same terms as existed. If we are able to re-let the holiday a refund will be given, less an administration charge of £50. However if the accommodation can only be re-let by accepting a reduced rent, the shortfall is also payable. In the event that we are unable to re-let the cottage following a cancellation, the full cost of the holiday is payable.

Refusal of Bookings

We reserves the right to refuse bookings. Single-sex groups of young persons, stag and hen parties for example are not normally accepted.

Right to Cancel

We reserve the right to refuse any booking or cancel any booking already made if the accommodation becomes uninhabitable due to circumstances beyond our control for any reason whatsoever. In such circumstances guests will be given a full refund and we will attempt to help them find suitable other local accommodation where possible. We will not be liable for any other losses or for any damages in such circumstances.

Health and Safety

We take all reasonable efforts to ensure the property is at all times well maintained and in a good condition for your visit. Being an older property we do ask guests to the cottage to take sensible precautions with young children or those with restricted mobility. There are a few short sets of steps in the garden, which you may need to watch small children or those with disabilities on. Although there’s plenty of room to play safely and the garden is enclosed. Also in the cottage we don’t have safety catches on cupboards.

We do have a short flight of fairly steep stairs up to the first floor (child gates can be placed on these at your request but the bottom one has to be 3 steps up due to the nature of the staircase) and the windows and doors do not have any special child safety features fitted. However the windows are all lockable. There may be some hot pipes and central heating which young guests should take care on. Our plug sockets are not fitted with child covers. The accommodation is occupied and used by guests at their sole risk and we accept no liability for any injury or illness to guests, their invitees, or licensees. Also we take no responsibility for any loss or damage to their property, unless caused by our own negligence.

Guests’ Undertaking

In making a booking guests undertake to occupy and use the accommodation for the purpose of a holiday. We ask that they occupy and use the accommodation carefully; to pay the costs of repairing or replacing any item lost or damaged during their stay if called upon to do so. Please do not permit to be done anything which may cause damage to the accommodation or disturbance or annoyance to the occupants of neighbouring properties.

In making a booking guests undertake not to use the accommodation for any illegal or immoral purposes or to permit to be done anything which may render invalid the insurance of the accommodation. Also they undertake not to waste electricity, water or gas and not to cause blockages in the pipes within the accommodation by allowing rags, nappies etc. to enter the pipes

They also agree to permit us the Owners or our appointed Agents together with or without workmen to enter upon the accommodation at any reasonable time and notice, or at any time without notice in the event of an emergency.
